Грязь.Во первых, это не уютная квартира, а некое подобие общежития. И тут вам не рады.Техника не работает. Грубый персонал. На кухне нет даже чайника. Ужасный запах неисправной канализации. Под окном ночной бар, где пьют и орут пьяные люди. Отдохнуть из за этого вы не сможете. Также на улице много дешёвых пивных заведений, будьте осторожны возвращаясь домой. Договорились заселиться в 15.00. персонал впустил нас в квартиру только в 16.15. Хозяина квартиры не видели. Он общается с гостями только в интернете. Встречает только уборщица и какой то молодой мужчина, крайне грубый в неопрятной одежде. Все очень плохо. Не советуем это расположение.

Está bien ubicado, la relación calidad precio es buena, pero hay que tener en cuenta que para utilizar wifi, el lavarropas, la calefacción o el aire acondicionado hay que pagar un extra por día, por ejemplo si se desea el aire acondicionado te piden + €5 por día. Por otro lado, la atención del Sr. Andrea (anfitrión del lugar) es deplorable, tiene muy malos tratos con los turistas. Es una persona arrogante y desagradable.

Long story short it was a complete disaster. But I don’t want to make it short because that’s boring, not helpful and it wouldn’t even come close to satisfying my inner wish to complain. I booked and payed for a two room apartment via Airbnb to start with but one of the rooms was locked and the owners didn’t want to unlock it. Even after talking to them several times they didn’t want to unlock it cause they just couldn’t imagine how a young couple would even need a second bedroom. The one bedroom we got had a leaking pipe in the wall to the bathroom wich nobody seemed to care about for weeks. That resulted in a permanently wet wall and floor and about 2 square meters of mold on the bedroom wall behind the closet. (I know that sounds like a lot but I got pictures of it:)) That’s not just disgusting...I was in fear I’d get some serious disease. The completely clueless receptionist wasn’t able to do anything about it because nobody who was in charge was on reach on weekend. According to him it wasn’t even possible to call his boss because it was weekend.(that’s hilarious for an Organisation that owns about 20 apartments) Furthermore only cold water came slowly dripping out of the shower. It was so bad... it would have been more efficient to get a cup of warm water at the closest bar to take a shower. The location isn’t the best but it’s acceptable and you know what you get when you have a look at the map before your journey wich I basically the only reason to give one star here...ok to be honest the reason for me to give one star is that there is no zero star option but what ever. All in all they tried to scam me, the service is incompetent beyond reason, the shower isn’t really working and the hygiene just isn’t existent. I wouldn’t even recommend it to my worst enemy...maybe because you meet your enemies from time to time and I just don’t want to risk to get infected by disease. PS. You may be thinking about me telling the truth...but consider the fact that I was disappointed and annoyed enough to write a review this long. PPS. It’s hard to talk to them because they can’t handle critics. They always try to blame it on you...but pictures don’t lie:)

Don't book! Im a Student so I really don't have a lot of money. But since I dindn't went on holidays for a very long time and I know rome very well, I diceded to spent my time and my spearly money in an apartment of sabelli house. First of all the apartments are looking very nice as you can see on the pictures. But sadly the pictures aren't the reality. They do not picture the mould, the unfriendly, incompetent staff nor my horrible nights there. (And they do know their own City) It took me two nights, a lot of time, energy and money to change apartment. As I already said I do not have a lot of money. It was hard for me to see that someone scams poor students like that. I truely feel a little bit sorry to write a critic like that. I've Never done something like that. But I hope everyone who reads that won't book this apartments and gets fooled like me

We couldn’t breathe... Our stay was just awful... there was molt on the walls because there was water everywhere, even on the ground of the bedroom. We discovered the water to be cold and it takes hours to shower without pressure. We tried to contact but they were not so kind to listen to our problems. We booked two rooms but in the end there was only one available and we got rejected when we tried to get the other one too. It just didn’t fulfil our expectations and in reality it was not at all as described on Airbnb. We felt betrayed and would definitely not recommend this accommodation.

We read the reviews for this place when we were on the way there from the airport in Rome. Thought " oh my god! What have we booked" because the horrible reviews were just dreadful. That wasn't our experience. We had the Marilyn Monroe apartment. Which has its own little foyer, combined lounge /dining, separate kitchen, large bedroom with mezzanine study, and bathroom. Beautiful old building, high ceilings, timber floors, ample storage, and a washing machine. There is a great and cheap pizza shop in the next block and a 24 hour grocery shop the next block after that. The tram stops about 150 metres away. Bus stops on the main road, I guess about 300 m away. ( Rome buses don't seem very reliable, so we walked to Rome termini a few times and that's about 1.5 km). The area around sabelli isn't so great, seems a little dirty and unkempt, though we certainly felt safe. A lot of uni students around here and some of the bars nearby look very busy ( yep, I used to study like that too,) Some drawbacks we found were the wifi either didn't work or was very poor. That water pressure wasn't very good ( shower must have its own little tank because it was ok, but filling a glass from a tap took forever). Certainly did not have the mould or noise or wet complaints of some of the other reviewers. Highly recommend the apartment we had Happy travels

We stayed at this place for 2 nights out of 7. The first night we discovered mold on the wall which was more or less hidden by a closet. There was no warm water which might be common in Asia and other third world countries but not in Europe. On top of that we had booked a two room apartment but the second room was locked and they didn't let us enter it, even after we insisted on our booking. Since it was weekend we had a hard time finding anyone who was in charge for this apartment and no one seemed to be responsible or cared for our concerns. In conclusion we do not recommend this apartment to anyone who wants to enjoy their vacation without any trouble, disgusting apartments and unkind people.
