( 5 minutes walking to Spanish steps,10 minutes to the Fontana, and many other important sites, I have to give this hotel a 3 stars. Why? 1.- the eating area from the hotel was out of service,so the option was to eat at your room. No table or chairs to eat, plus the food was cold ( cold scrambled eggs ?) 2.- it seems that they are under renovation. So the patio had a gigantic hole with a horrible sewer smell. 3.- lots and losl stairs , no elevator. 4.- the rooms were ok, although the bathroom had a plumbing issue in the. Shower, the horrible sewer smell again in toilets and shower. Especially at night. 5.- after 5 there is no one in reception ( there is not such a thing as a reception area it is just a room with the guy ) so if you have any problem you are helpless. Like in my case . My neighbors were smoking and all the smell was going through my door and I had to turn on the fan , so my 4 year old could be sleeping without smelling that. When I told the lady about that incident in the netn morning , she just told me that she was going to take a look in to it. Nothing else nothing more. No smoke free. 5.be aware of when they clean your room the cleaner they used could smell for hours. In conclusion a horrible smelly experience!??
A	Austin Culter on Google ★ ★ ★ ★ ★ Quaint little hotel (only 12 rooms) close to the Spanish Steps and Rome’s high-end shopping district (think: Louis Vuitton, Dolce & Gabbana, Gucci, et al). The rooms were small but very nice interior. All in all, this hotel provided excellent value (breakfast included, free in-room mini bar, and midday pastries in the lounge). Staff was friendly and I have no complaints. Would stay here again if/when I return to Rome.
C	Chad Cole on Google ★ ★ ★ ★ ★ Location was great. Thought breakfast was included for our whole stay, ended up only being for two of our five night stay. Also had a hiccup in our reservation, and the manager was not willing to cooperate with us. Plenty of other places to stay in the area.
N	Neil H on Google ★ ★ ★ ★ ★ Stayed for 2 nights. Superb location to Spagna Metro and accessible by airport to Rome Termini but prior to which a bus shuttle transfer is a must. Breakfast included in my price in an almost classy dining room. Service was so so. Had to call as it was the lower season. Counter staff are not available 24/7. Important to check and ensure your arrival time is when there is someone at the front desk or if not call. If not you can't get inside the hotel. Four flights of shallow steps so no big deal. Was disappointed as it was raining almost everyday and as we had visited Italy before we wanted to use the heat/thermostat grill to warm ourselves and dry some icky clothes. Renato who opened the door for us said it was spoilt. So the next day I checked with front desk Elisha at 9.30am and she responded that it was UNLAWFUL, ILLEGAL to use. That didn't make any sense during the colder and rainy season. Guess what! It's not unlawful its just spoilt. I just wish people would not treat customers like dunces. How did I know? Cause I checked in the later part of my stay at the hotel down the street at Grand Master Suites and the front desk Mary and I had a good laugh over it.
T	Team Tea on Google ★ ★ ★ ★ ★ Not great. Location good, breakfast good. However we ran out of hot water and then the external gate broke, leaving us stranded on the street. The management have been slow to respond and claim the issue with hotel water was due to weather conditions, but had this been the case, it would have been explained at the time not a week later by email. When the gate broke, the porter had to be called and he did not have a key. Whilst we appreciate things like this happen, the way the hotel staff dealt with it was appalling. When my husband spoke to what was a senior member of staff on the porter's phone, he was unhelpful and eventually hung up on my husband who only wanted to know if there was a key! We were genuinely distressed at the thought of being locked out our hotel all night, especially with our young son. Eventually the porter turned up with a key, after an hour. The management have offered a small refund (yet to be paid) but it doesn't even cover the cost of one night's stay. You need to be very aware when you book this hotel that there is NO senior member of staff before 9am and after 5pm. Whilst I'm sure this isn't a problem for many stays, it was for us, and families with young children need to be aware. A shame, as this distressing hour soured our memory of what had been a lovely visit to Rome.
L	Lissette Blanco on Google ★ ★ ★ ★ ★ The small hotel is situated in a very active place in Rome, filled with good restaurants, shops, and close to most of the interesting places in the city. It is a charming place, very convenient and comfortable. I totally recomend it!
a	adi dahari on Google ★ ★ ★ ★ ★ Great location, Big and comfortable room and bathroom. No-contact check in\out. The room has been cleaned daily in a good way. 2 bad points: 1. Hot water are a bit limited, ends up pretty fast. 2. Bathtub seal is not good. Gets loose easily on any kind of touch.

The housekeeping was also excellent and they were extremely friendly. The location couldn't have been better and I would highly recommend this guesthouse to anyone looking for a trip to Rome. Thank you again and we will be back!
