Two stars is being generous! After lugging our heavy cases up stairs to reception was told we had to go down again, across the lane into another old building. My ageing in-laws were put in the worlds smallest room up six flights of steps. Also the building smells terrible, rock hard beds, fridge not cold, and only enough hot water for two quick showers. Never would stay here again. The location is fantastic is the only plus. My advise would be to stay on Lido and use water taxis to visit then return to Lido each night.

The room was very small, dirty and very very dated. The "hotel" has no lifts and the the breakfast had croissants, cereal and tea as an option. The bathroom was tiny and terrible, the shower was filthy. Overall the room had dirty carpets, no working AC and generally not worth the money they are charging. Think twice before you book this

Cons: I wish there was a negative rating which this hotel truly deserves. There was NO WATER in the hotel in the morning for us to get ready. Imagine a hotel with no water. The guy at the reception behaved extremely rudely and offered no help. I've recorded the entire conversation. The staff is extremely rude. No lifts You can't control the ac, have to call the reception every time to turn on/off, forget about the temperature settings. Bathroom flush not working and the reception staff gave a workaround very casually without even apologising. I read another review mentioning same issue which means the staff knows about it but do not care to fix it. Pathetic breakfast and just enough seats to accommodate 2-3 small families. The decor is a disappointing attempt towards venetian style with century old rugs. Most hotels in Venice are tiny and crammed but I'm sure they compensate it with a good hospitality and a smile. Pros: None apart from the location. Please don't waste your money on this hotel, if you run into issues with your room then you'll have to live with it.

Amazing hotel, we were on almost the top floor with a nice roof terrace, right in the heart of the action just off the main square. Will definitely stay again. The hotel feels very 1950s but in a good way, the stair climb at the end of the day never ruined the vibe, the incredible patio area with plants and it’s own lizard really was a delight to chill out in. A thoroughly enjoyable, affordable, central location. Thank you everyone at the hotel.

Great location, which is what the 2 stars is for. It's about 50meters from San Marcos Square. Otherwise, I wouldn't give any stars. First, to get to reception you climb a flight of stairs, there are no elevators in hotel at all. Second, we had a room in a separate building from reception. Another 4 flights of stairs with luggage you can imagine is quite frustrating. The room was outdated and dirty. Very disappointing. Venice was still beautiful despite the hotel.

This is the worst hotel we have ever stayed at. The air conditioning was broken and we were told that it would be days before it was fixed. The room was tiny and we had to jam 4 people in. The beds were saggy and uncomfortable. The bathroom was very small, there was no water pressure and the shower was hardly big enough to accommodate a human being. The first thing we did was spend the first day in Venice looking for another hotel.

Location is amazing hotel is very very clean but dated and basic. Staff friendly. We stayed here and it was so clean water lovely and hot. Hotel looks like it’s very dated but it’s got an old charm to it- don’t stay here if you want luxury but if your happy to stay in the centre of st Marc’s square right next to the doge palace and bell tower, bridge of sighs. Few things hotel could do to improve silly things like update the mirror and secure plugs and sort door handles. We slept we’ll alley can be noisy but not hotels fault bed comfy, bathroom and bedroom clean. Lots steps to our room. Stay if not planning on spending long in room but want a fab location.

This wasnt hotel but nightmare , realy bad smell in the room, toalet dosent worked properly, bed was full of staine and dirty, room was so cold that we slept whith jackets on. Dont go to Hotel Lux .
