Very nice and cozy .. even if a little out of the way .., excellent value for money. The water in the shower was warm.

★ ★ ★ ★ ★ Trovato tramite booking dove le recensioni erano buone.Ci assegnano una stanza in un sottoscala con una puzza di fogna incredibile;per non parlare del letto a castello dove io,alto 176 ,non entravo rischiando ad ogni movimento che franasse tutto.Prenotato per due notti, ho abbandonato la stanza dopo la prima notte da incubo.SCONSIGLIATISSIMO
Found through booking where the reviews were good. They give us a room in a basement with an incredible sewer smell, not to mention the bunk bed where I, 176, did not enter risking any movement that collapsed everything. Booked for two nights , I left the room after the first nightmare night. STRONGLY RECOMMENDED

★ ★ ★ ★ ★ Struttura tipica rurale molto ben recuperata. Il gestore è una persona molto disponibile. Ci si sente a casa. Insuperabile il rapporto prezzo qualità. La location poi permette di godere di un panorama privilegiatp sul borgo di San Ginesio.
Typical rural structure very well recovered. The manager is a very helpful person. One feels at home. The price / quality ratio is unbeatable. The location then allows you to enjoy a privileged view over the village of San Ginesio.

★ ★ ★ ★ ★ Luogo tranquillo, lontano dalla strada principale quindi sicuro per i bambini, silenzioso, attorniato da campi coltivati ed alberi. Strutture curate e di recente costruzione. Possibilità di fare grigliate e/o sorseggiare un aperitivo all'ombra di un gazebo fisso, possibilità di prendere il sole indisturbati, possibilità di tenere cani e gatti. La proprietaria è gentile, affabile, accomodante e molto precisa. Un'ottima persona.
Quiet place, away from the main road so safe for children, quiet, surrounded by cultivated fields and trees. Neat and recently built structures. Possibility of making barbecues and / or sipping an aperitif in the shade of a fixed gazebo, the possibility of sunbathing undisturbed, possibility of keeping dogs and cats. The owner is kind, affable, accommodating and very precise. A great person.

★ ★ ★ ★ ★ Sicuramente un posto con tanta potenzialità, ma che ancora necessità di alcune migliorie. Purtroppo la segnaletica per raggiungere il posto era inesistente e in più Maps ci ha fatto fare una strada diversa facendoci passare "letteralmente" nelle case di altre persone. Le camere sono ordinate e pulite, ma senza internet e la vista vale la pena.
Certainly a place with a lot of potential, but which still needs some improvements. Unfortunately, the signs to reach the place were non-existent and in addition Maps made us take a different road, letting us "literally" pass through other people's homes. The rooms are neat and clean, but without internet and the view is worth it.
