stipulo compromesso tramite agente fiaip Toscana e a pochi giorni dall’atto di compravendita l’immobile non risulta vendibile per difformità catastali e urbanistiche. Concediamo proroga di 8 mesi al venditore che poi risulterà inadempiente per cui risolviamo il compromesso con la restituzione della caparra da noi versata. Dopo pochi giorni, con mio grande stupore, mi contatta l’agente Fiaip per chiedere il pagamento delle provvigioni anche se l’atto non sarà mai stipulato. Contatto Fiaip per segnalare la cosa ( a mio avviso grave dal punto di vista etico e morale) e mi viene risposto in sintesi: “ mi dispiace ma non possiamo farci niente, le provvigioni sono dovute in quanto il compromesso è stato firmato.”
Quindi vi dico OCCHIO A QUESTI SIGNORI, non sono professionisti seri, non controllano gli immobili che hanno in vendita, non tutelano in caso di imprevisti e hanno l’unico scopo di riscuotere le provvigioni.
I report my experience with fiaip:
compromise stipulation through a fiaip Toscana agent and a few days from the deed of sale, the property is not salable due to cadastral and urban planning discrepancies. We grant an extension of 8 months to the seller who will then be in default so we resolve the compromise with the return of the deposit paid by us. After a few days, to my amazement, the Fiaip agent contacts me to ask for the payment of the commissions even if the deed will never be stipulated. I contact Fiaip to report the matter (in my opinion serious from an ethical and moral point of view) and I was answered in summary: "I'm sorry but we can't do anything about it, the commissions are due as the compromise has been signed."
So I tell you BEWARE OF THESE GENTLEMEN, they are not serious professionals, they do not control the properties they have for sale, they do not protect in case of unforeseen events and have the sole purpose of collecting commissions.
