★ ★ ★ ★ ★ Volevo raccontare la mia esperienza con l'agenzia per mettere in guardia i fruitori. Dopo una trattativa ricca di lungaggini proponiamo un'offerta per un appartamento. A detta dell'agente immobiliare non era il caso di lasciare una caparra, in quanto la proprietaria doveva fare dei lavori e per qualche settimana non sarebbe stata visionabile (agli altri intendeva, con fare rassicurante!). Ovviamente la natura dei lavori non era chiara (grande professionalità!) , e dopo diverse telefonate riusciamo a capire che si trattava di un "adeguamento" della veranda, per problematiche condominiali; trattandosi di una zona "secondaria" , ed essendo la casa ancora disponibile sul sito, insisto nel lasciare un 'offerta per bloccare ufficialmente la trattativa. A questo punto l'agente, messo alle strette sosteneva che era tutto andato a buon fine e che la proprietaria aveva accettato la nostra proposta (abbiamo anche modificato l'offerta al rialzo), ma per correttezza non accettava ufficialmente la caparra per permetterci di visionare la casa anche dopo i lavori.
Morale della favola? La casa è stata data ad altri che hanno effettuato una trattativa parallela con la proprietaria (che non hanno ricevuto veti dall'agenzia!), io ho rifiutato altre case, perso pomeriggi a cercare la cucina adatta e scomodato il commercialista (che pago) per mandare i dimostrativi all'agenzia.
Grande professionalità, mi riservo di segnalare l'accaduto alla sede centrale di tecnocasa.
I wanted to tell my experience with the agency to warn the users. After a long negotiation we propose an offer for an apartment. According to the real estate agent, it was not appropriate to leave a deposit, as the owner had to do some work and for a few weeks it would not be viewable (to the others she meant, reassuringly!). Obviously the nature of the work was not clear (great professionalism!), And after several phone calls we manage to understand that it was an "adaptation" of the veranda, due to condominium problems; since this is a "secondary" area, and since the house is still available on the site, I insist on leaving an offer to officially block the deal. At this point the agent, cornered, claimed that everything had gone well and that the owner had accepted our proposal (we also changed the offer upwards), but to be fair he did not officially accept the deposit to allow us to view the house even after the works.
Moral of the story? The house was given to others who have carried out a parallel negotiation with the owner (who have not received vetoes from the agency!), I have refused other houses, lost afternoons looking for the suitable kitchen and inconvenienced the accountant (which I pay) for send the demonstrations to the agency.
Great professionalism, I reserve the right to report the incident to the tecnocasa headquarters.
