Villa Primaluce is simply outstanding. We were coming from New York and we could’t dream of somewhere better to rest, relax and enjoy the beauty of Italy! The Italian Villa is ancient and beautiful. Built in rocks, it almost looks like a medieval little castle overlooking the lake and immersed in a private forest! You can stay there enjoying the pool or just walking in the sorroundings (or eating and reading in front of the huge fireplace inside, I guess, if you are coming in Fall or Winter), or you can take the car and in 1 hour driving you’ll be anywhere (Assisi, Spoleto, Perugia, and the other beautiful places and little town around). We were a group of friends but I guess is also perfect for a couple retreat or if you are coming with the family. Definitely recommended! P.S.: The hosts are simply amazing as well, you’ll feel like home!

The best things about prima luce are the hosts--Barbara and Leonardo. They are warm, friendly and welcoming. They immediately took care of any need we had. The house is beautiful and very comfortable. And the setting is so serene with the well-kept property and the beautiful view of Lake Trasimeno. Yet, we were so close to shopping, restaurants and the highway. We had a lovely two-week stay at Villa Prima Luce Trasimeno.

A wonderful stay! Situated near the Umbrian/Tuscany border, this atmospheric, quiet, secluded villa is charming and lovely. Each of the 4 bedrooms is comfortable & roomy, and the dining tables and sitting areas were large enough for 8 of us to gather 'round. Note that there are many stairs for people who may have problems with them, although one bedroom is on the ground level. A great Cook's kitchen, all the kitchen supplies you need. The location is convenient to Passigiano del Mar (where you can pick up groceries at the Co-op etc.) and there are some very good restaurants. The view is not one of the undulating, rolling hills of Tuscany, but rather the lovely Lake Trasimeno. The quibbles: It would be useful to have better instructions on how to use the various appliances, including the stove, dishwasher, laundry washer and dryer. Barbara's assistant needs more training on how to run these appliances if she is welcoming guests to the villa. The last kilometer of the dirt road leading to the villa is very bumpy & filled with potholes (which is why Barbara recommended a 4-wheel drive - so if it's in your budget, rent the smallest one you can find - gas is expensive!). There of us did hours of research and narrowed it down from 16 villas to this one, and we were very happy with Primaluce :)

Barbara and Leonardo were the most wonderful hosts. They ensured we had everything we needed before we arrived, helped us to set up an unbelievable dinner at the house with chef Annalisa, and gave us useful recommendations for nearby restaurants and meals. The house itself was perfect. Up a long dirt road, it overlooks Lake Trasimeno which made for a beautiful backdrop for many meals and aperitifs enjoyed on the terrace. The kitchen, and the house in general, was extremely well equipped and other than a few lightbulbs that needed changing, there were zero issues whatsoever. The air conditioning in the bedrooms was extremely useful for the two 100+ degree days. But more than anything else, the pool was the place where we spent the majority of our time - and it could not have been more ideal with ample umbrellas, chairs and shade. There were even a number of floats for relaxing in the pool. We hope that we are lucky enough to return to Villa Primaluce, and could not recommend it enough to any prospective renters.

Spent a week in Villa Primaluce in early May. What a lovely place! Highly recommended. It's a bit of a climb to get to the villa, but the reward is certainly there: beautiful views over the area and on the lake. Its a serene place, perfectly located to get to all main treasures Tuscany and Umbria have to offer. The villa has the walls of a castle, while everything is there to enjoy modern life. It's spacious and there are many different places around the villa to sit, relax and enjoy the good life. Barbara and Leonardo are excellent hosts. During our stay, but also pre and post booking they are super responsive and helpful.

Amazing location. Fabulous experience. This house is really well equipped. Nothing missing. Harmony and beauty. Lots of places to eat or just sit and farniente. Lovely 12m-swimming pool, with sunny and shady moments all over the day. Forrest is not far from the house, adding authenticity. AND Barbara and Leonardo sharing all their hospitality and kindness, always available and discreet in the same time. Difficult to quit at the end of the stay!

Our family group of seven adults and two children stayed In Villa Primaluce and it was perfect .The villa is a very attractive unspoilt rustic stone building but with excellent modern facilities which have been organised in a way that does not detract from the character of the house . All the bedrooms have en suite bathrooms and the house has such thick walls it remains pleasantly cool in the heat. There are shady areas to eat and relax outside at different times of the day and there is table tennis and a trampoline for children . The swimming pool is delightful and very clean .I can highly recommend this villa for a relaxing holiday in idyllic surroundings .Barbara the owner was kindness itself and went out of her way to help us .

Excellent. We stayed here last week with son and daughter, their partners and two grandchildren and all enjoyed it immensely. Beautiful and tastefully restored building well away from any main roads up the hill in the woods overlooking Trasimeno lake. The rooms and bedrooms were spacious and tastefully decorated with interesting artifacts and each bedroom had its own bathrooms. There are several lovely shady places to sit outside the house and the view of the lake was stunning. The pool was marvellous with clean water and sufficiently away from the house so that toddlers could not wander into the area easily. Barbara the owner and her husband were extremely helpful and available for any questions. All in all a wonderful relaxing place to stay and fully justifies 5 stars.
