Dovendo acquistare e vendere casa inizialmente io e mia moglie abbiamo pensato fosse utile "risparmiare" e provarci privatamente.
In un mese 48 chiamate di cui 30 di agenzie e 18 di privati che la maggior parte delle volte non avevano letto l'annuncio intero perdendo quindi ore al telefono per spiegare come era composto l'appartamento.
Per capire a chi rivolgerci abbiamo fissato un appuntamento con 4 agenzie immobiliari della zona e alla fine abbiamo scelto Luca
Ci siamo rivolti a lui per diversi motivi:
1) tra tutte le agenzie ci ha fatto una stima dell'immobile con metodo, non "gonfiando" l'importo con il solo fine di acquisire l'immobile e ci ha dato una quotazione reale che ci ha permesso mi venderla facendo solamente 3 appuntamenti.
2) le persone che ha portato a casa nostra erano già state "filtrate" in modo che entrasse in casa chi realmente sapeva cosa stava cercando!
Pochi appuntamenti ma mirati.
Dei 3 appuntamenti effettuati 2 erano interessati realmente e abbiamo concluso con i clienti che si sono dimostrati più rapidi nel prendere la decisione.
3) ha verificato che tutta la parte burocratica fosse in ordine con precisione dall'acquisizione fino al giorno dell'atto.
Consiglio a chiunque voglia concludere l'acquisto / vendita rinunciando a tutto lo stress legato a ciò che ruota intorno.

* A security for buying / selling a house *
Having to buy and sell a house, my wife and I initially thought it would be useful to "save" and try it out privately.
In a month 48 calls of which 30 from agencies and 18 from private individuals who most of the times had not read the entire ad, thus wasting hours on the phone to explain how the apartment was composed.
To understand who to contact, we made an appointment with 4 real estate agencies in the area and in the end we chose Luca
We turned to him for several reasons:
1) among all the agencies he made us an estimate of the property with method, not "inflating" the amount with the sole purpose of acquiring the property and gave us a real quote that allowed us to sell it by making only 3 appointments .
2) the people he brought to our house had already been "filtered" so that whoever really knew what he was looking for entered the house!
Few appointments but targeted.
Of the 3 appointments made, 2 were genuinely interested and we concluded with customers who were quicker in making the decision.
3) verified that all the bureaucratic part was in order with precision from the acquisition up to the day of the deed.
I recommend to anyone who wants to conclude the purchase / sale by giving up all the stress related to what revolves around.
