★ ★ ★ ★ ★ Ho dato incarico ad una persona di mia fiducia (famigliare) per fare preliminare di acquisto di un terreno visto che ero fuori provincia. Da trattativa e' diventata asta a rialzo. Non contento, aveva promesso la firma del contratto un lunedì perché i proprietari del fondo non erano in zona ed io rientravo dalla mia trasferta, questo ha fatto gioco forza a suo favore per far firmare all'altra persona (dell'asta) il contratto il sabato subito prima, senza nemmeno avvisare.
Per nulla serio, poco professionale e trasparenza 0.
Dettaglio da non dimenticare, da tribolare a recuperare l'assegno di caparra!!!
I entrusted a person of my trust (family) to make a preliminary purchase of land since I was outside the province. From negotiation it became an auction. Not happy, he had promised to sign the contract on a Monday because the owners of the fund were not in the area and I was returning from my trip, this worked in his favor to have the other person (of the auction) sign the contract on Saturday just before, without even warning.
Not serious at all, unprofessional and 0 transparency.
Detail not to be forgotten, from tribolare to recover the deposit check !!!

★ ★ ★ ★ ★ Pessima esperienza, compravendita molto problemativa, il Sig.Brancaleoni si è dimostrato poco corretto e poco onesto incassando prima del tempo il suo compenso e consegnando sempre prima che si siano avverate le condizioni poste nel contratto preliminare, l'assegno di caparra alla venditrice.
Oltre a questo illecito i tempi sono stati eterni per inadempienze del Mediatore, Sig.Brancaleoni.
Riepilogo solo alcune date:
- 20/05/2021 proposta di acquisto accettata dalla venditrice
- settembre 2021 iniziale data di Rogito
- spostata al giorno 25/12/2021
- spostata al giorno 19/01/2022
- spostata al giorno 10/02/2022
- spostata al giorno 12/02/2022
Non credo cambierò casa a breve ma certo non farò mai più nessun affare con questo Mediatore Immobiliare.
Siccome non posso rispondere sotto rispondo qui alla risposta (che mi aspettavo) del Mediatore:
- 1) il tecnico NON era il mio tecnico come più volte detto, ma il tecnico scelto dalla venditrice dopo aver vagliato vari preventivi. Come più volte detto, caro Mediatore Brancaleoni, il tecnico stava lavorando per la venditrice dopo che la stessa lo aveva liberamente scelto;
- 2) certo, la sanatoria era stata fatta e in tempi parecchio lunghi che nessuno ha mai imputato a lei, ma stiamo parlando di un incasso non autorizzato per la divisione dei confini che, carta canta, ci sono le date scritte sul Rogito del Notaio, è stato fatto il 11/02/2022 (assegno incassato da lei e consegnato e incassato dalla venditrice il 16/12/2021).
Bad experience, very problematic buying and selling, Mr. Brancaleoni proved to be unfair and not very honest by collecting his remuneration ahead of time and always delivering the deposit check to the seller before the conditions set out in the preliminary contract have been fulfilled.
In addition to this offense, the times were eternal due to the non-compliance of the Ombudsman, Mr. Brancaleoni.
Summary only some dates:
- 20/05/2021 purchase proposal accepted by the seller
- September 2021 initial date of the Deed
- moved to 12/25/2021
- moved to 01/19/2022
- moved to 02/10/2022
- moved to 02/12/2022
I don't think I will move house any time soon but I will certainly never do any business with this Real Estate Broker again.
As I cannot answer below I answer here the answer (which I expected) from the Ombudsman:
- 1) the technician was NOT my technician as I have said several times, but the technician chosen by the seller after having examined various estimates. As said several times, dear Mediatore Brancaleoni, the technician was working for the seller after she had freely chosen him;
- 2) of course, the amnesty had been made and in quite a long time that no one has ever attributed to her, but we are talking about an unauthorized collection for the division of the borders which, paper sings, there are the dates written on the Notary's Deed , was made on 11/02/2022 (check cashed by you and delivered and cashed by the seller on 16/12/2021).
