★ ★ ★ ★ ★ Clean room, daily cleaning. The bathroom is also clean but could use some refurbish in some parts. Good breakfast (toaster, eggs, ham, cheese etc), very good coffee!!! Very friendly staff, they helped us with a map and some suggestions with what to see. Close to S M Novela train station, there are quite some buses ( public transport, get 90 minutes tickets from tabbacheria) which gets you to leopoldo from city center and not only. 30 minutes of casual walk to city center (we had some construction sites to avoid, so it should be less) . We needed the kettle from the room but was unusable, the socket didn't fit :)), we used the kitchen microwave. Overall experience - Great!

★ ★ ★ ★ ★ Although we have some problems with check-in process, I really like this place. The room was decorated in an Italian vintage way. The living room is very warm and cozy with nice sofas dotted around the room. The breakfast is out of expectation, there were many kinds of cakes, many choices such as cereals, sandwiches with bacon or jam. The receptionist even served us capuchinos. The lady was very friendly and helpful, she even gave us the key to come back to collect our stuffs

★ ★ ★ ★ ★ Owner breaks the law and refuses to let me rebook accommodation or obtain a refund from May 2020 when Italy was in lockdown and I could not travel.
This issue has been going on best part of 2 years without a resolution from the owner. Since April 2020 to July 2021 I've tried 3 times to get a refund and been lied to and ignored.
The owner went as far as saying the hotel was open May 2020. When Italy was in complete lockdown.
As for threats, the only threat I made was to leave a negative review and contract the local tourist office about him breaking the law so not sure what hs referring to in his reply below which is without any clear allegation, its not a professional attitide to have.
Very unsympathetic, greedy and abrupt, I would not have liked to have stayed here and had an issue come up as I have no confidence whatsoever in them handling any issue.
I would highly suggest as a high level contributor to Google that you consider another Hotel unless you are desperate.
