When we bought a house the only thing Alba Home was interested in was the payment of their fee (4 % of the price of the house). They put a lot of pressure on us to pay the fee when signing the "proposta". To press us to pay and sign contracts they introduced an anonymous "other interested mistery buyer". This advanced payment is not according to Italian law and what is normal customer care by Italian real estate agencies/brokers. Finally, when the sale was cancelled because the house was not compliant with mandatory regulatory requirements, they refused to pay back the fee we paid them. In this, for us as foreigners, difficult process of terminating the sale, they acted and adviced only on the side of the selling party. This is not according to Italian law and real estate agency regulations. It costed us about 8.500 Euro lawyer costs to get some money back. After this "adventure" with Alba Home we bought a house with another (normal) Italian real estate agent who acted according to the regulations and laws. That was very satisfactory.
