★ ★ ★ ★ ★ Agenzia poco professionale! Ho acquistato una casa che purtroppo per me ha molti abusivismi! Ovviamente loro non sapevano niente! Praticamente ho pagato l’agenzia il 3% per conoscere il proprietario di casa poi per scoprire gli abusi avrei dovuto pagare anche un geometra che avrebbe dovuto fare dei controlli per conto mio e pagare un avvocato che mi avrebbe dovuto seguire il giorno dell’atto perché è facile rifilare fregature a uno che non è del mestiere e sta eccitato nell’acquistare la sua prima casa e non bastano quasi 10000€ tra agenzia e notaio per stare tranquilli, soprattutto se l’agente immobiliare ti dice che non poteva pensare che ci fossero degli abusi perché lì dentro ci viveva una famiglia! Purtroppo non avendo esperienza mi sono fidato, anche perché ad ogni mio dubbio mi veniva risposto di stare tranquillo e dovevo dare solo una pitturata per entrare in casa! Attualmente, dopo sei mesi, vivo ancora in camper e sto vedendo di risolvere la cosa tramite avvocato! Naturalmente l’agenzia ha agito in buona fede e non poteva sapere che il soggiorno in realtà è un magazzino o che due camere sono magazzino o che la tettoia è abusiva o che non c’è l’allaccio alle fogne! Per poco meno di 4000€ non vale neanche la pena controllare che al catasto e al comune risultino le stesse cose! Ci sono delle agenzie un po’ più serie che lo fanno! Oppure se proprio dovete affidarvi a loro portatevi qualcuno del settore con esperienza!

Basically I paid the agency 3% to get to know the home owner, then to find out about the abuse I would also have to pay a surveyor who would have to do checks on my own and pay a lawyer who would have to follow me on the day of the act because it is easy to trim someone who is not of the trade and is excited to buy his first home and almost € 10,000 between the agency and the notary is not enough to be calm, especially if the real estate agent tells you that he could not think that there were abuse because a family lived in it! Unfortunately, having no experience I trusted, also because to all my doubts I was told to feel comfortable and I had to give only one painting to enter the house! Currently, after six months, I still live in a camper and I am looking to resolve it through a lawyer! Of course, the agency acted in good faith and could not have known that the living room is actually a warehouse or that two rooms are warehouse or that the roof is abusive or that there is no connection to the sewers! For just under € 4000 it's not even worth checking that the same things turn out at the land registry and at the municipality! There are some more serious agencies that do it! Or if you really have to rely on them, bring someone from the sector with experience!
