★ ★ ★ ★ ★ Esperienza orribile. Hanno consegnato alla controparte il mio assegno in deposito con la proposta d'acquisto scaduta. Sta di fatto che ho perso 5000€ in maniera ridicola.
Il giorno dell'accaduto ho chiamato l'agente comunicando la mia incertezza sulla trattativa e che stavo valutando alternative. Visto che la data di validità della proposta irrovocabile di acquisto era scaduta da qualche giorno non mi sono preoccupato di andare a recuperare immediatamente l'assegno e mai avrei immaginato che l'agente lo consegnasse poche ore più tardi alla controparte. Il contratto era fatto in modo tale che in caso di firma della controparte non era possibile risalire alla data della firma in maniera oggettiva. Lo interpreto come una forzatura e un tentativo di portare a termine una trattativa che non solo non è andata a termine ma io ho perso l'intera caparra che col senno del poi giudico spropositata rispetto al valore della casa.
Anche la successiva mediazione per recuperare la somma è stata inconcludente e deludente. Lungo tutta questa odissea ho avuto la percezione di non avere un partner affidabile. Avrei avuto bisogno di un consulente che potesse aiutarmi, consigliarmi come un padre e prendere le mie difese in qualcosa che è stato più grande di me.
Consiglio per chi si avventura nella delicata scelta di acquistare una casa di farsi aiutare da persone più attempate ed esperte nella vita e in questo genere di trattative. Alla fine con grande soddisfazione ho acquistato al Tesoro di Villa
Horrible experience. My check was handed over to the other party with the expired purchase proposal. The fact is that I lost € 5000 ridiculously.
On the day of the incident I called the agent communicating my uncertainty about the negotiation and that I was considering alternatives. Since the validity date of the unreferable purchase proposal had expired a few days ago, I did not bother going to retrieve the check immediately and I never imagined that the agent would deliver it a few hours later to the other party. The contract was made in such a way that in the event of the counterpart's signature it was not possible to trace the date of the signature objectively. I interpret it as a forcing and an attempt to carry out a negotiation that has not only been completed but I have lost the entire deposit which, in hindsight, I consider disproportionate to the value of the house.
Even the subsequent mediation to recover the sum was inconclusive and disappointing. Throughout this odyssey I had the perception of not having a reliable partner. I would have needed a consultant who could help me, advise me as a father and take my defense on something that was bigger than me.
Advice for those who venture into the delicate choice of buying a home to get help from more elderly and experienced people in life and in this kind of negotiations. In the end I bought with great satisfaction from the Villa Treasure
